Our comprehensive offerings include HMO Plus (up to 6 occupants), Large HMO, Property Plus, Multiple Properties One Title, short term lets, flats, new builds, holiday lets, and various other specialised property categories. We provide Green mortgage options and accept applications from individuals or SPV/limited companies, with rental cover calculations that align with our core range. We consider landlords with or without a main residence and just one other buy to let property in their background. Our individualised approach to underwriting complex Buy-to-Let cases allows us to assess each application on its own merits, considering the entire portfolio and working within complex limited company structures if required. A dedicated team of experienced underwriters, well-versed in complex property types and niche areas, carefully manages these specialist applications.

  • STL valued as a standard BTL
  • STL rental coverage calculated as a standard BTL

Multiple Properties One Title

  • For up to 4 individual properties or units but on one freehold title
  • Available for both purchase and re-mortgage
  • Suitable for individual, limited company
  • Choice of 2 and 5-year fixed-rate options
  • Products accessible at 65% and 75% Loan-to-Value (LTV) ratios
  • Generous maximum loan sizes of £3 million at 65% LTV and £2 million at 75% LTV

Holiday Lets

  • For holiday lets where the holiday let income can be utilised
  • Using high, medium, low rental figures average taken over 39 weeks
  • Maximum loan up to £2 million
  • Up to 75% LTV max ICR at 125% - just key average monthly income into the calculator!
  • Early remortgage available

Large HMOS:

  • Up to £1.5 million maximum loan
  • 7 - 10 beds up to 75% LTV
  • No bed limit up to 65% LTV
  • ICR at 125% for Ltd Cos and Basic rate tax payers, 145% for Higher rate and 135% for mixed
  • Rental income over £100k acceptable on a common law tenancy (not AST)
  • Expat options available

HMO Plus

  • For more complex standard HMOs (up to 6 occupants)
  • May be mixed use (MUFB/HMO)
  • May require a commercial valuation
